What is a studio granny flat?

A studio granny flat combines sleeping, living and cooking into one open room, with only the bathroom walled off. The result is a self-contained dwelling that meets the Building Code of Australia requirements for a Class 1a building — the same classification as a house.

Most studio designs range from 24 sqm (a true micro-studio) to 36 sqm (large enough for a defined sleeping nook and a full-size kitchen bench). At either end of that range, the build qualifies for the same complying development certificate (CDC) or development application (DA) process as larger granny flats.

Open-plan layout advantages

Removing internal walls saves material, labour and time. A 30 sqm studio typically needs 30 to 40 percent less wall framing than a one-bedroom flat of the same area. That translates directly to lower costs and a faster build.

The open layout also gives occupants flexibility. A studio can function as a bedsit for an elderly parent, a work-from-home office with sleeping quarters, or a short-stay rental listed on Airbnb or Stayz.

Kitchenette options

Studio kitchenettes range from a compact bar-fridge setup with a two-burner cooktop (common in 24 sqm micros) to a full kitchen with oven, dishwasher and standard refrigerator cavity in larger 36 sqm designs. The kitchenette choice affects both liveability and build cost — a full kitchen adds $4,000 to $8,000 over a basic bar-fridge layout.

When a studio makes sense over a one-bedroom

Choose a studio when the occupant lives alone, the block has tight setback constraints, or the budget sits below $130,000. If the dwelling needs to house a couple long-term or attract premium rental tenants, a one-bedroom layout with a separate bedroom will usually deliver better value despite the higher upfront cost.

Approval pathway

Studios follow the same approval process as any secondary dwelling. In NSW, builds up to 60 sqm on lots of 450 sqm or more can use the fast-track CDC pathway under the Housing SEPP. Other states have equivalent exempt or complying frameworks — check your local council for specific setback and lot-size rules.
