A modular granny flat is built in a factory as one or more sections, then transported to your site and craned into position on a prepared slab. As of Q1 2026, turnkey modular builds cost between $90,000 and $200,000 depending on size, finish level and site complexity.

The key advantage is time. Factory construction and site preparation happen simultaneously — the slab is poured while the modules are being built. Total project timelines run 12 to 20 weeks compared to 20 to 30 weeks for a traditional site-built granny flat.

Modular differs from transportable in one important way: modular units arrive in sections that are assembled on site, while transportable units arrive as a single completed building. This means modular designs are not limited by road transport width restrictions and can be wider and more flexible in layout.

How the modular build process works

The process starts with design and council approval, which takes 2 to 6 weeks depending on whether you use the CDC or DA pathway. Once approved, your granny flat enters the factory production queue.

Factory construction takes 8 to 12 weeks. During this time, site preparation happens in parallel — slab construction, service trenching and any retaining walls. This concurrent work is the main reason modular builds are faster than traditional construction.

Delivery day involves a crane lifting the modules onto the prepared slab. This typically takes a single day. Connections and finishing — joining modules, connecting plumbing and electrical to mains, and final inspections — take another 2 to 4 weeks.

Modular vs transportable

Both are factory-built, but the delivery method differs. Transportable units arrive whole on a truck, which limits width to about 4.5 metres for standard road transport. Modular units arrive in sections, so there is no width restriction — designs can be wider and more varied.

The trade-off is on-site time. A transportable can be liveable within days of delivery. A modular build needs 2 to 4 weeks of on-site assembly and connection work after the modules arrive.

Site access and crane requirements

Crane access is the most common barrier to modular builds. You need a clear path at least 3 metres wide from the street to the installation point. Trees, overhead power lines, neighbouring structures and narrow driveways can all restrict crane positioning.

If crane access is tight, some manufacturers offer smaller module sizes that can be positioned with a smaller crane — but this adds joins and increases on-site assembly time. Get a site assessment before committing to a modular build.

Quality and warranty

Factory construction offers more consistent quality control than site-built work. Modules are built on jigs in a controlled environment with regular inspection points. Most modular manufacturers offer structural warranties of 20 to 25 years and defects warranties of 6 to 12 months.
